The failure mode is quiet and expensive: you sign, you move in, and the only provider serving your unit turns out to sell a connection that uploads like it’s being punished. Video calls stutter, screen shares crawl, and the fix is a hotspot on the windowsill for a year — a monthly bill you didn’t budget, paid to work around the apartment you’re already paying for. San Antonio’s fiber build-out is real but uneven, block by block and sometimes building by building within one community. The brochure will not tell you which side of the line a unit sits on. Asking before you apply will.

Common questions
Why won’t you just tell me the speed at each apartment?
Because we’d be repeating someone else’s number, and your lease would be resting on it. Speeds vary by provider, plan, wiring, and hour of the day. The facts that hold still are structural — provider, wiring type, what the building’s infrastructure supports — so those are what we get in writing from the community. You pick the plan; the building decides the ceiling. We verify the ceiling.
What if the community can’t or won’t answer the internet question?
That happens, and it’s useful data. A leasing office that can’t say what wiring reaches its own units is telling you how the rest of your maintenance requests will go. We don’t strike a community for one slow reply — we do move it down the list, and we tell you why it moved.
Does upload speed really matter more than download?
For a workday at home, usually yes. Streaming strains download; your camera, your screen shares, and your file pushes all ride on upload — and upload is where older wiring falls down hardest. It’s why “high-speed” on a brochure can be technically true and useless: the number on the ad is nearly always the download figure.
Can I bring my own provider to any apartment?
Not always. Some communities have exclusive or bulk agreements with one provider, sometimes billed with rent. That can be convenient or confining depending on the provider, so we ask about it up front — it belongs in the same written answer as the wiring question.
