The honest verdict

Coworking genuinely wins on two things, and they are big ones: the hard boundary between work and home, and other humans in the room. If either of those is the thing your working life is missing, buy the membership — that is the honest advice, and it costs us a client. The math, though, usually leans the other way: in this metro the den upgrade often costs less than the desk it replaces, has no booking calendar, and cannot be shut down by an operator’s bad quarter. Run both numbers before you sign either lease. We will run them with you for free, including the version where you take the smaller apartment and the membership.
